The goal of Opportunity Zones is to encourage long-term investments, specifically in low-income urban and rural areas throughout Puerto Rico, and to inevitably bolster the economy. Not only do Opportunity Zones offer a chance for investors to earn significant revenues, but they also have tax incentives that encourage investors to re-invest their unrealized capital gains into Qualified Opportunity Zones. At this point in time, almost 95% of Puerto Rico is considered an Opportunity Zone.
Opportunity Zones mean investors can now roll unrealized capital gains tax-free into “Opportunity Funds”, which are a new class of investment vehicle. And if they keep their money in those funds for at least 10 years, they don’t have to pay capital gains tax come sale time.
Puerto Rico has some incredible bargains right now in the real estate market. With housing prices so low, total returns for real estate investment on the island can be as high as 15% to 20%, and that’s before you take into account these other benefits under the Opportunity Zone legislation.
